LOCATION

Paris, London, and the major cities of both Europe and Bretagne are well served by the international airport of Nantes which is located at a 40 minutes drive from the stud farm of the Ardoisiere.

This place is excellently situated for two reasons. On the one hand it is only 10 miles away from the ocean as the crow flies, therefore one can enjoy the summer attractions, and on the other hand it is out-of-the-way inland enough not to suffer from the usual noise and bustle of the coast in summer.

Finally it is located in a traditional area of trotting horse breeding, less than 20 miles from the National Stud Farm of La Roche-sur-Yon. There are five veterinarian offices within a range of 20 miles.

Arrangement of the Estate

1.The Private house

It's a traditional house in the Vendeen style - these kind of houses are called "longere". It is made of a main building which measures 180 square meter on the ground with a 50 square meter raised floor. The raised part of the building is actually the old hayloft which at the origin was on top of the stable.

The whole building has heaters linked to a domestic oil boiler. In the three main rooms - bedroom, lounge, and dining room - there are television plugs linked to an aerial.

This house has three bedrooms one of which is large. Alongside you have a bathroom, a shower room, two restrooms, and a summer kitchen, which overlooks the outside terrace. In summer the terrace is protected from the sun by a wisteria. Upstairs is a large office overlooking the paddocks nearby. In the dining room and lounge there are two fireplaces (hearth) perfect for winter evenings.

2.Barn to restore

This barn measures around 300 square meters and is now used as a storage building for the agricultural equipment and for the fire wood. It has no market value but is very useful as a storage place. It is also used as a garage for the vehicles.

3.The loose boxes

Their cleaning is easy, as the storage area for the manure is close by. The manure is then left for compost and at last is spread on the meadows.

10 loose boxes face south and 9 face north. All are furnished with solid two shutters wooden doors. Each box has an automatic manger and an automatic watering place directly joined to the well.

The mulching and the feeding with hay and seeds are made easier thanks to the proximity of the storage and seeds barns. Each box has light either from the sun via the roof or by electricity. Water and electricity are available in all the buildings.

All the loose boxes are protected from the prevailing winds in winter (West and North West) and are perfect for the hot summer as they are well ventilated by the winds.

5.The saddle room

Out of one box stands the saddle room. It is made of large cupboards, a first aid chest, and a place for hanging the various horse equipment. The saddle covers are hung up inside the seed room so they dry off better.

6.The storage barn

This building allows you to store 40 tons of hay and 20 tons of straw. The hay is collected on the estate's prairies and the straw is bought from the neighbouring farmers. The bundles can be raised up the top of the barn through an electrical lift.

7.The Land

The estate includes 40 acres of prairies divided into paddocks and pastures. The paddocks are dispatched on 20 acres and are all surrounded by 3 rows of brown electrical wires 4 cms wide. These wires are hung on chestnut tree sticks. All the land parcels are bordered by bushes. Chestnut and willow trees are the main trees to be found.

Every two years the prairies are enriched in order to keep a good soil for the 12 different grasses needed for horse breeding. Once the hay harvest season is over the prairies can be used as summer pastures and that until the wet season begins.

The 900 meter training track is sanded and tapped all length long. At the moment the track is covered with grass.

Each winter-paddock is equipped with an aperture (lock) through which you can feed the horses without having to enter the place. Each lock is directly linked to a shelter built so that the horses are protected from the prevailing winds. All the paddocks are drained by open-air ducts and protected by 2 cm wide electrical wires. The shelters are equipped with flaps so that the hay can be conducted inside the rack without entering it.

The Guest House

During the summer season (from May 1st to September 30th) the house is divided into two: the upstairs part of the house is still used for the owners to live in and the ground floor serves as a guest house and can welcome 4 to 6 people. The guest house has been occupied by English tourists who rent the place 8 to 12 months in advance.

The rent for the guest house goes from 380 up to 550 Euros a week - depending on the season - which provides with an income reaching 9300 Euros. Despite the demand the current owners did not wish to put the guest house on lease during the whole year.

Sale price of the estate

The estate shall be unoccupied as soon as it is sold.
